Titoki Street by Fletcher Living is a multi-unit residential development in Te Atatu, Auckland. Working closely with Fletcher Living, we derived the masterplan that consisted of a mix of 2-level terraces, 3-level walk up apartments and 2-level detached homes to book end the development.
The site whilst mostly flat presented its challenges, it needed to assimilate into the existing built environment and navigate the existing infrastructure, inclusive of public stomwater.
The development would cater to both the open market and kiwi-build. The terraces were then broken down into several separate blocks and we explored differing configurations in order to provide a mix of 1,2 and 3 bedroom homes. The Kiwibuild units were amalgamated in a 3-level walk up apartment block which was to include 12 x 1 bed apartments, bookended by 3 bedroom house at each end.
The brief from Fletcher Living was for a robust, simple and low maintenance design and palette of materials. The development predominately uses a pale cream brick with contrasting dark stained vertical shiplap profile weatherboards panels around windows and doors.
